SID Checklist for Pre Demo Walks

1. Drawing vs. Reality Mismatches
• Confirm structural elements match the drawings (location, size, orientation).
• Note any undocumented beams, columns, or bearing points.
• Verify slab thickness changes, elevation shifts, or unexpected drops.
• Identify walls or partitions that differ from plans (added, removed, shifted).

2. Utilities and Services
• Locate all utilities: electrical, gas, water, steam, telecom, fire protection.
• Verify status: active, abandoned, mislabeled, or unknown.
• Check for unmarked conduits, junction boxes, or capped lines.
• Confirm shutoff points are accessible and correctly identified.

3. Hidden or Embedded Conditions
• Look for embedded steel, rebar congestion, or unexpected reinforcement.
• Identify post installed anchors, plates, or welded attachments.
• Scan for concealed voids, chases, or pockets behind walls or ceilings.
• Note any signs of previous modifications or patchwork.

4. Load Path and Stability Indicators
• Identify temporary support, shoring, or makeshift bracing.
• Check for cracked, sagging, or deflected members.
• Confirm adjacent structures or shared walls that may be affected.
• Assess whether demolition sequencing needs adjustment.

5. Environmental and Hazardous Materials
• Verify abatement status and scope.
• Look for suspect materials not captured in surveys.
• Check for chemical storage, residues, or spills.
• Confirm access and containment requirements.

6. Access, Egress, and Equipment Constraints
• Identify tight zones, pinch points, or overhead obstructions.
• Confirm equipment paths and staging areas.
• Check floor load limits for heavy machinery.
• Note any areas requiring hand demo due to constraints.

7. Adjacent Occupancies and Sensitivities
• Identify active tenants, operations, or public interfaces.
• Note vibration sensitive equipment or fragile finishes.
• Confirm noise, dust, and schedule restrictions.
• Check for shared utilities or systems that cannot be interrupted.

8. Early Warning Signs (High Value Weeds)
• Anything labeled “unknown,” “assumed,” or “to be verified.”
• Any condition that differs from the drawing by more than a trivial amount.
• Any element that “shouldn’t be there” or “should have been removed.”
• Any subcontractor statement resembling “we’ll figure it out later".

This checklist reinforces the SID principle that detail is not overhead — it’s protection.
Every item is designed to surface:hidden constraints, early risks, mismatches between plan and reality, conditions that drive change orders, safety hazards that only appear onsite
It’s a Value tool because it prevents surprises.
